Warner Yard is London’s latest co-working space, right in the heart of Clerkenwell
It opened its doors earlier this week and owner Federico ‘Fede’ Pirzio-Biroli (pictured right), founder of Playfair Capital, has been helping the companies settle into their new offices.
This is Fede’s first coworking space and he’ll be welcoming investors and a range of startups.
There are 154 desks spread over four floors, including five quiet booths, four meeting rooms, three kitchens and space for presentations and pitching.
It’ll soon be home to TechStars, EC1 Capital and many more. We caught up with some of the early arrivals…..

Joe Green, Duedil
Joe Green is a Senior Front End Developer, and in charge of user experience at Duedil.
Duedil were previously based in a coworking space on Broadwick Street, Soho.
They’ve now moved in all 21 of their employees and occupy the whole of the second floor.
Joe explained how while the Soho workspace worked for Duedil, the move was motivated by a desire for the company to be surrounded by other tech companies.
James Barrow, We Store
James is one of the founders of We Store.
We Store is a two-man run startup supplying cardboard boxes for storage and removals. They are now located on the ground floor.
They sell to homeowners, university students and businesses.
James and his co-founder were in a small office when they decided to explore the benefits of working in a collaborative workspace. He likes the idea of networking with “likeminded people”.
We Store launches in August.
Daniel Monaghan, Silent G
Daniel is the founder of Silent G.
The Ultra Utilities+Flashlight app provides handy items for your devices including a spirit level and a flashlight.
He’s based on the ground floor with the Beluga team and divides his time between Silent G and Belgua.
So far he likes that he can focus on developing his app in the peaceful surroundings of Warner Yard where he told us the internet connection is reliable and like-minded people work together.
Alex Housley, Rummble Labs
Alex is the Chief Operating Officer at Rummble Labs.
Rummble Labs uses machine learning technologies to personalise websites. They’re based on the second floor. There are 10 of them in the team.
They were previously at Innovation Warehouse in Farringdon. Fede has invested in Rummble Labs, and Alex told us the move was partly motivated by wanting to be nearer to their investors.
“I like the way the VCs and investors are on the top floor, established companies on the 2nd and the early stage startups on the ground floor” explained Alex.
Scott Shields, Beluga Learning
Scott is the owner of Beluga Learning.
Beluga Learning has developed a free iPad app to help kids learn maths.
There are 12 of them based on the ground floor. They used to be based in a good old fashioned ‘traditional’ office but decided that the flexibility of a coworking space suited their business.
“You can use the space on short-term contracts instead of being tied down for an entire year in a conventional office. A real benefit for start ups” Scott told us.
